Breakfast Point

Breakfast Point is a planned residential community just off Highway 98, edged by conservation land, with sidewalks, parks, and a grocery at the entrance. It sits inland from the Gulf strip, within Panama City Beach.

Breakfast Point, inland of the strip

Sidewalks, trails, and a Publix at the gate, inland from the strip.

Breakfast Point is a St. Joe neighborhood inside Panama City Beach city limits, on the north side of Panama City Beach Parkway (US 98) off Richard Jackson Boulevard. The Gulf is a short drive south. The everyday draw is what sits inside the neighborhood: a school, parks, trails and a grocery at the entrance.

What it's like

St. Joe started the first phase in summer 2011, behind the new shopping center on the parkway. In 2013 the mayor at the time, Gayle Oberst, called it one of the first smart-growth neighborhoods she had seen in practice, because residents could reach parks, school and shopping without leaving it. That still holds. Sidewalks connect the pocket parks (Grove, Paseo and Crescent, each with a playground), Breakfast Point Academy, a PK–8 public school, and the Publix at Breakfast Point Marketplace.

Trails

Gayle's Trails, the city's paved trail network, runs right out of the neighborhood. A 1.45-mile segment that opened in November 2023 links Breakfast Point east to Clara Avenue, alongside Arnold High School. The network also reaches the pine woods of Panama City Beach Conservation Park.

Homes

The neighborhood grew in phases, from 46 home sites in 2011 to 449 after St. Joe added an 80-lot phase off Graze Point Drive in 2020. In 2013, home designs ran from about 1,600 to 3,000 square feet. St. Joe's newer Breakfast Point East community carries the idea forward with neighborhood parks, open space and access to Gayle's Trails. Its builders include Fischer Homes, Southern Coastal Homes, Truland Homes and Harris Doyle Homes.

Getting around

Pier Park and Frank Brown Park are 10 to 15 minutes west, and Rosemary Beach is about 25 minutes. Downtown Panama City and HCA Florida Gulf Coast Hospital are each about 20 minutes over the Hathaway Bridge. The airport is about 30 minutes up SR 79.

Before you buy

St. Joe has described Breakfast Point as a neighborhood restricted from short-term rentals. Get the current rental terms, dues and lawn, parking and curb rules from the association documents. Zoned schools depend on the street address. Check it with the Bay District Schools zone lookup.
