A 55-and-over community off SR 79, in Bay County.
Latitude Margaritaville Watersound is a 55-and-over community from Minto Communities and The St. Joe Company, built around a Margaritaville-themed Town Square on the Intracoastal Waterway. It's at 9201 Highway 79, north of Panama City Beach, outside city limits in unincorporated Bay County.
The mailing address says Panama City Beach, but this is the SR 79 corridor between the beach and the airport. Pier Park is about 15 minutes south, and Northwest Florida Beaches International Airport is about 12 minutes away.
Evenings run through the Town Square: a thatched-roof bandshell and terraced amphitheater for live music, the two-story Latitude Bar & Chill with its rooftop Overlook Bar facing the Intracoastal, and the lagoon-style Paradise Pool. There's a fitness center with an indoor lap pool, tennis, pickleball and bocce courts, the Last Mango Theater, a dog park, and a kayak launch onto the Intracoastal called the Port of Indecision.
Minto builds cottages, villas, single-family homes and two-story homes overlooking the Intracoastal, from about 1,200 to just over 4,000 square feet. Phase one is planned at about 3,700 homes. The developers say a second phase along the Intracoastal is projected to break ground in mid-2027.
Watersound West Bay Center, St. Joe's shopping center at the entrance, is still adding tenants. A Publix is under construction there, with no opening date announced as of October 2026. A medical campus near SR 79 and Phillip Griffitts Sr. Parkway already offers urgent and primary care.
Ask the community for the age rules, the HOA budget and any rental policy. If schools matter for an address, use the Bay District Schools zone lookup.
